When it comes to selling your home , first impressions matter. Potential buyers form their initial opinions within seconds of stepping through the front door. If you have ever looked through an open home I’m sure you know what I mean. From personal experience I know one of my common reactions is this isn’t anything like what I saw online.

That’s why it’s crucial to present your home in the best possible light to attract buyers and secure a successful sale. 

In this blog we will explore the top five ways to prepare your home for sale so that it stands out from the crowd and wins the heart of a potential buyer.

Number 1. Enhance curb appeal;

What does that mean, you may have heard your Real Estate Agent talk about curb appeal. 

All this really is first impressions . When someone pulls up to the front of your house what do they see. Is is neat and clean with a tidy yard? Or is there overgrown bushes and those cobwebs you have meaning to clean of the front eaves?

Boost your homes appeal by maintaining your lawn and keeping it short and manicured, trim bushes and hedges and having a nice pot plant at the front entrance really enhances the doorway.  Always ensure that the path and driveway are clean and clear of any debris like dead leaves and other things that can accumulate.

 

Number 2; Declutter and depersonalise.

Now I’m not saying your home has to become Bland and uninteresting but having a room full to the brim of knick knacks, photos, kids toys etc is not going to help potential buyers visualizing their own things in your home.

Remove large items of furniture that may make the space feel cramped. 

And if you are able to, paint the rooms in neutral colors to help create that blank canvas for your buyer. You want to create an inviting atmosphere that allows our buyer to see themselves calling your house their new home.

 

Number 3; Stage Each Room to Highlight its Purpose.

Proper staging can significantly impact how buyers perceive the functionality and potential of each room . Start by arranging furniture to create an open and inviting layout that maximizes the space and flow. Use tasteful and modern décor to highlight the purpose and create a cosy atmosphere. Remove items that may distract the buyer such as excessive personal items as mentioned in Number 2. Let natural light in and use lamp in strategic ways to create a warm ambience . Remember we want them buyer to feel warm and at home.

Don’t “create” a purpose for room that its not intended for. For example if you have a large Rumpus Room don’t advertise it and stage it as an extra bedroom. It clearly isn’t designed for that purpose, buyers don’t like not getting the facts about a house. If they decided to use it for a bedroom , let it be their idea, not from a bad taste left  in their mouth from an inspection where they at they are going to be inspecting a 4 bedroom house when upon arriving they find out it is in fact a 3 bedroom house with an extra Rumpus room that has been poorly “converted” or its an idea that it could be “converted”. You will lose potential buyers over these details. So furnish the rooms as intended.
